What we track and manage.

Every managed property is assessed against the following compliance areas. Records are retained, renewal dates are tracked and evidence is supplied to landlords on request.

Right to Rent Checks

Landlords are legally required to check that tenants have the right to rent in England. EcstatiK conducts and retains records of Right to Rent checks for every managed tenancy.

Deposit Registration

Deposits must be protected within 30 days in a government-approved scheme, with Prescribed Information served correctly. EcstatiK manages this process and retains evidence.

Gas Safety

Annual Gas Safety Certificate (CP12) required for all gas appliances. EcstatiK tracks expiry dates and coordinates renewals with Gas Safe registered engineers.

Electrical Safety (EICR)

Electrical Installation Condition Reports required every 5 years for private rented properties. EcstatiK schedules, documents and retains records.

Energy Performance Certificate

EPC must be valid and at minimum Band E (subject to exemptions). EcstatiK tracks expiry and flags upgrades required under incoming Decent Homes standards.

Smoke & CO Alarms

Working smoke alarms required on every floor. CO alarms required in rooms with solid fuel appliances and (since Oct 2022) rooms with gas appliances. Checked at every tenancy start.

HMO & Licensing

Mandatory HMO licensing for properties with 5+ occupants forming 2+ households. Additional and selective licensing schemes vary by borough. EcstatiK tracks applications and renewals.

Rent Increase & Notice Process

Rent increases must follow Section 13 process (one increase per year, two months' notice). EcstatiK tracks anniversaries, drafts notices and retains evidence of service.

Tenant Communication Records

Repair reports, inspection notifications, rent communication and dispute correspondence are logged and retained. Evidence trails supplied to landlords on request.

Periodic Inspections

Routine property inspections every 3–6 months with written reports and photographic evidence. Condition tracked over time, issues escalated and documented.

How to Rent Guide

The Government's How to Rent guide must be provided to tenants at the start of each tenancy in England. EcstatiK ensures this is served correctly and recorded.

Renters' Rights Act 2025 Readiness

Major legislative changes effective from 1 May 2026 — abolition of Section 21, assured periodic tenancies, new rent increase process. EcstatiK monitors and implements changes across managed properties.

Renters' Rights Act 2025

The biggest shift in private rented sector law since the 1980s.

Part 1 of the Renters' Rights Act 2025 came into force on 1 May 2026. The changes affect all assured shorthold tenancies in England — including existing tenancies.

Section 21 abolished
No-fault evictions are no longer available from 1 May 2026. All possessions must use Section 8 grounds.
All tenancies become periodic
Fixed-term ASTs have ended. All tenancies are now rolling assured periodic tenancies.
Rent increases — Section 13 only
Landlords may only increase rent once per year via a Section 13 notice, with 2 months' notice.
National Property Portal
Landlords will be required to register properties on a national portal. Failure to register may result in penalties.
Decent Homes Standard extended
The Decent Homes Standard will apply to the private rented sector. Properties must meet defined habitability criteria.
Strengthened enforcement
Local authorities have significantly increased powers to investigate and fine non-compliant landlords — up to £40,000 for repeat offences.
